Torrevieja Council has put on public display the expropriation project for the land affected by the access roundabout to the S-20 “La Hoya” sector of the town, where the new Lagoons Village residential area is being built, where roundabouts will be aplenty, including a new major roundabout on the CV-905 between the Hiperber supermarket and La Siesta.
The urbanisation project includes the connection of the sector with the CV-905, through two circular access roundabouts, one of which, called “Noroeste”, is the one that motivates the expropriation project presented this week, limited to the lands external to the so-called Sector S. -20, which are no longer included in the public domain of the aforementioned road, on which said access roundabout is superimposed.
In order to build this roundabout, the expropriation of a plot with an area of 377.31 m2 is proposed. This is land owned by the commercial companies Salinas del Mar and Promar Vega, SL, according to the project that has been put on public display.
The price to pay for these lands reaches 30,400 euro. The project indicates that the fair price of the property is 28,953.16 euro, to which is added 5% as a condition premium, 1,447.66 euro, up to 30,400.82 euro in total.
The S-20 La Hoya sector is one of the largest urban projects, in terms of extension, that Torrevieja has underway. This is 1.8 million square metres, most of which will be developed by the Torrevieja group TM.
Regarding the number of homes planned, although it will depend on their size, the construction of more than 7,000 is estimated. Among the changes included in the modification of the sector is the reorganization of the teaching equipment plots. In response to the requirement of the Council and the Department of Education, the plot for the school centre, measuring 12,866 m2, initially located east of the N-332, would move to a more central location within the sector. The construction of a secondary education centre with capacity for 511 students and an investment of 6.5 million is contemplated.
The internal plans presented in the brochure provided by the developer also show roundabouts throughout the urbanisation, and along the road which connects the Hiperber roundabout with the same near the International Auditorium, where work is also anticipated throughout the month of March, according to the town hall’s road closure notices. The same plans indicate two roundabouts connecting the Jardin del Mar urbanisation.
Regarding the distribution of surfaces, the urban project includes a total of 583,407 m2 of buildable area for private use. Of them, 134,195 m2 would correspond to Official Protection Housing (VPO). The mayor and councillor of Urban Planning, Eduardo Dolón, points out that in this way his commitment to providing the city with this type of housing would be achieved, in addition, as highlighted by the 500 requests he has made to the Department to expand the living place.
